Terms of service & refund policy

These terms apply to your use of jstlikehome.com and to one-time engagements booked through it, such as the Initial Audit and Full Optimization. JSTLIKEHOME is the operating name of 9044051 Canada Inc., based in Ottawa, Ontario.

Ongoing engagements are governed by a separate signed services agreement. Where that agreement and these terms differ, the signed agreement wins.

What this site is

This site describes our services. Nothing on it is a guarantee. Figures on this site describe results from past work; your results depend on your market, your properties, the season, and whether recommendations are put in place.

Quotes and payment

• Prices are in US dollars. The ranges on the Services page are starting points; your price is confirmed in writing before any work begins.
• Third-party software, such as Hostaway, PriceLabs or a booking platform's own fees, is billed separately and is not part of our fee.
• Payment is due on the terms stated in your written quote or invoice. Applicable taxes are added where the law requires.

Your part

• Give us timely access to the accounts, listings and information the work needs.
• Decisions about your properties stay yours. You choose which recommendations to apply.
• You remain responsible for following the short-term rental rules, permits and taxes where your properties are.

What we do not control

Airbnb, VRBO, Booking.com, Expedia and other platforms set their own ranking rules, fees and policies, and can change them at any time. We do not guarantee search placement, booking volume, revenue, or the outcome of any platform review, suspension or appeal.

Refunds and cancellations

• Cancel before the kickoff call: full refund.
• Cancel after the kickoff call but before we deliver: 50% refund.
• After delivery: no refund. If something in your written scope is missing, we complete it at no charge.
• Calls can be moved with 24 hours' notice.
• Approved refunds are paid to the original payment method within 14 days.

Refunds and cancellations for ongoing engagements follow the signed services agreement.

Ownership

Once paid for, the deliverables we create for you are yours to use. The website, our templates and our methods remain ours.

Limits of liability

Our total liability for any engagement is limited to the fees you paid for it. We are not liable for indirect or consequential losses, or for decisions made by booking platforms or other third parties. Nothing in these terms removes rights you have under consumer protection law that cannot be waived.

Governing law

These terms are governed by the laws of Ontario and the federal laws of Canada that apply there.
